Dear Readers:
The numbers are in. In a recently published NY1/YNN-Marist poll shows 36% of those under 30 want out of New York. 62% cite economic factors as the reason. For instance, the top 15 counties with the highest taxes are in New York, with Westchester and Nassua Counties as 1 and 2 respectively.
On the job creating end, in which lack of jobs was another highly rated reason of the wanted exodus by those under 30, businesses pay 5 times as much in property taxes over the median state property tax of the private home owner. These taxes, plus other corporate taxes, in addition to assorted fees, surcharges and unfunded feel good mandates, drive out businesses, and discourage investment in new businesses. This is why the lack of jobs for young people exist.
Here in Yorktown is a micro-cosim of this very thing. The Town Board bowing to pressure from people who already have a roof over their heads, has decided not to allow zoning in Shrub oak that would permit apartments over businesses that can provide them. These would have been studio and one bedroom,with no children allowed type of apartments. Perfect for those who are 30 and younger, married or single.
However this is not to be. People frightened of boogie men (read that as section 8 renters) and of course using traffic and environmental concerns, which are always the excuse in Yorktown to prevent property owners of getting full value out of their property, scared their neighbors into pressuring the Town Board. In full disclosure, I live above a business, and have done so since 1992. I, for a time lived in an apartment building. The difference is knowing the landlord. The relationship, the ability to talk about concerns, not with a building manager but the owner is night and day. I would not hesitate to encourage this, and the town board was wrong to succumb to the pressure.
As for businesses and the jobs they would bring, Yorktown is famous for using zoning, environmental and traffic codes to make prospective investors and job creators wary of coming to Yorktown. We could have had Wallmart not Cortlandt. There are store fronts empty and property under-utilized on Rt. 202 because of town resistance and the use various codes to stymie job creation.
Yorktown needs a change in philosophy. It needs to stop being selfish when it comes to the concerns of it's under thirty generation. This I got mine, so spit on you" must stop. This is my opinion, you may beg to differ.
